Development Phases
Programming Phase
- Assist the client (Owner and/or Architect) in the development
of a Food and Beverage Program based on a sensible set of objectives. Once
this program has been developed and approved the design team is ready to move
to the next phase.
Conceptual and Schematic Phase
- Develop conceptual and schematic plans that meet the Food
and Beverage program requirements.
- Develop probable estimates for food service and, when requested,
furniture furnishings and equipment - including allowances for installation.
- During this phase the conceptual and schematic plans and
budgets will be reviewed and adjusted with all concerned parties.
Design Development Phase
- During this phase itemized computer generated layout plans
and single line specifications for each food and beverage area will be prepared
using AutoCad.
- A book of brochures and budgets for all Food and Beverage
and/or Furniture Furnishings and Equipment will be prepared.
- Plans, brochures, and single line specifications will be
presented to the Health Department for preliminary review and adjusted as
needed.
- A list of preliminary loads for the mechanical, electrical,
and ventilation systems will be prepared for the Architectural/Engineer design
team.
Construction Development Phase
- Preparation of final food and beverage equipment layouts
and/or complete interior plans.
- Preparation of rough-ins plans for plumbing, electrical,
and exhaust requirements to be included in the construction documents prepared
by the architects and engineers.
- Development of details pertaining to custom fixtures, furnishings,
and equipment.
- Preparation of complete specifications for all food and
beverage items for inclusion in the architect's specifications.
- If working directly for the owner, we prepare a complete
set of Bid documents.
Construction Administration Phase
- Landmark Design will screen bidders and assist the owner
in the solicitation and evaluation of bids as well as the awarding of contracts
or if dictated by time constraints assist the client with alternate methods
of managing the project such as Design/Build.
- We will check shop drawings and submittals from contactors,
inspect work and prepare inspection reports to insure compliance with plans,
details, and specifications.
